With king size and twin bedrooms this is a very popular cottage.  It has two bathrooms and a good size open plan lounge/dining area.  The kitchen is fully equipped and includes a washer/dryer, dishwasher and fridge/freezer.  Outside the enclosed and private courtyard garden is a great place to unwind.  Parking is for one car and is directly outside the front door.  WiFi is complimentary

Rates
From £135.00 per night fully inclusive.
The nightly rate quoted does not include Christmas & New Year breaks - please enquire separately.

Arrival/Departure
Guests can arrive from 4pm on any day for a minimum of a 2 night stay except for weekend breaks which commence on a Friday.  Our departure time is 10am.

Booking
On reservation a 25% deposit is required or full payment if 8 weeks or less to arrival. Payments can be made via debit/credit cards (2% charge for credit card payments) or bank transfer (£10.00 fee if an international payment).

Accommodation
Bedrooms:
Two bedrooms - King Size and Twin with cotton bed linen.

Bathroom:
Two bathrooms with King having En-Suite Shower Room and Twin having bathroom with bath.

Kitchen:
Wood kitchen with quarry tiled floor,  gas hob and gas double oven, fridge/ freezer, dishwasher, washer/dryer separate microwave oven and coffee maker.

Living/DiningRoom:
Marks & Spencer leather 3 seat sofa with Marks and Spencer leather tub chair to match.  Real oak table with 4 leather high back chairs,  32" TV and DVD player with separate Sony iPod docking station.

Outside:
Fully enclosed private courtyard garden accessed from the rear door with Marks & Spencer mosaic table and 4 chairs.  Parking is for one car and is just outside the front door.

Cleaning/towels/Linen:

Number 1 will have been professionally cleaned for your arrival and all linen, towels and kitchen towels are provided and changed after 7 days (unless arranged sooner for an additional fee). Toilet rolls, hand wash, dish wash tablets, washing up liquid, bin bags, tea and coffee are provided at the start of your stay.

Accessibility

We would like to extend a warm welcome to everybody at ‘No.1’. To ensure we can make your stay as comfortable and relaxing as possible we would be grateful if you can inform us of any special requirements when booking.
Smoke alarms are fitted and regularly inspected.

Arrival
Access to ‘No.1’ is across a cobbled courtyard from Lower Rake Lane. Care should be taken when crossing the courtyard as it is an uneven surface.
On arrival please call at Rake House, which is the first property on the left hand side on entering the courtyard, where you will be welcomed.
‘No.1’ is located on the left hand side of the courtyard, next to Rake House and has its own parking space directly in front of the property.
Access to the property is on the level which has a storm guard at the base. From entering the entrance hall there is a door immediately to the right which leads into a larger hallway. Immediately on the left is the door into the kitchen, followed by the staircase to the first floor and then the dining area straight ahead. To the left of the dining area is the lounge.
In the kitchen there is a storage cupboard on the right hand side which contains the vacuum cleaner and other equipment. There is a door that leads out into the private rear courtyard garden with two steps down on to the patio. In the right hand corner is a table and four chairs.
There are thirteen 8” (20cm) steps leading to the first floor with a turn to the left at the top of the stairs. On the right is the large family bathroom. The bath is fitted with a shower mixer tap. The cupboard contains the boiler and heating controls.
The next door along the corridor is the twin bedroom and the last door leads to the kingsize bedroom. There is an ensuite shower room which has the lighting controlled by a sensor which detects movement.
Luggage assistance is available.

Lighting
Main lighting for all rooms is controlled by switches just inside each doorway. In the interests of helping the environment and saving energy as well as for health and safety reasons please ensure all lights and appliances are turned off on leaving the property.

Heating
All radiators throughout are thermostatically controlled.

Kitchen
A fire blanket is provided.

Lounge
TV (includes Freeview) and DVD are remote controlled and the controls are located next to the TV.

Bathroom
A non-slip bathmat is provided. Both bathrooms have electric shaver sockets.

Internet
Wireless broadband is available through a secure network and is called The Courtyard Helsby. Details will be provided on how to gain access.

Guide Dogs
We welcome guide dogs but please advise us at the time of booking.

Allergies
The duvets and pillows provided are hotel standard or goose down. If you have any special requirements please inform us at the time of booking.

Smoking
No smoking is allowed throughout the property and smoke detectors are fitted throughout.

Waste & Recycling
The Courtyard supports the recycling policy of Cheshire West & Chester Council which has one of the highest recycling rates of any council. In the rear courtyard garden is a green plastic box for cans and bottles and a red box for plastic bottles. General waste can be placed in the large green bin outside the rear door.

We would be grateful for your support in helping to look after our environment.

Health & Safety
To minimise the risk of fire please ensure when going out from the property that all appliances and lights are turned off at the wall. This includes making sure appliances such as the TV, DVD player etc are not left on standby. Please also ensure that no taps are left running.
