The Carriage Barn is a beautifully furnished and spacious barn conversion with 3 bedrooms and 3 bathrooms. This is the perfect property to share with family or friends because of its size and flexibility. It has a wealth of period features and beams, which have been retained and combined with contemporary styling and furniture makes it a wow! The dining table can seat 10 people and the large breakfast kitchen is perfect to gather and have a drink and chat. The two large leather sofas are cosy and comfortable and complimented by a red leather stool from the Marks & Spencer Autograph range.

The cosy cosy beds have either hotel style or goose down duvets and white cotton bedding.

A separate utility room is provided with plenty of storage, a washer/dryer and extra fridge to keep drinks chilled! The rear courtyard garden is completely enclosed and private with large Marks and Spencer oak table and benches.

The Carriage Barn has been accredited 5* GOLD by Visit Britain Quality in Tourism.

Rates

From £200.00 per night fully inclusive.

The nightly rate quoted does not include Christmas & New Year breaks - please enquire separately.

Arrival/Departure

 Guests can arrive from 4pm on any day of the week, except for weekend bookings which commence on a Friday. Departure time is 10am.

Booking

On reservation a 25% deposit is required or full payment if 8 weeks or less to arrival. Payments can be made via debit/credit cards (2% charge for credit card payments) or bank transfer (£10.00 fee if an international payment).

Accommodation

Bedrooms:

3 bedrooms - King Size, Double and Triple (triple room has a double and single bed)

Bathrooms:

All En-suite with King size having a bath and separate shower cubicle and double and triple having curved shower cubicles, toilets and wash hand basins.

Kitchen:

White wood kitchen with wooden floor, gas hob and gas double oven, fridge/ freezer, dishwasher, washer/dryer separate microwave oven and coffee maker.

Living/DiningRoom:

2 Marks & Spencer leather 3 seat sofas with Marks and Spencer Autograph red leather large stool. Real Ash wood table with 6 leather high back chairs, 40” TV and DVD player with separate Sony iPod docking station.

Outside:

Fully enclosed private courtyard garden accessed from the rear door with large Oak Table and two wood benches from Marks & Spencer. Parking is for two cars within the cobbled courtyard.

Cleaning/towels/linen: 

The Carriage Barn will have been professionally cleaned for your arrival and all linen, towels and kitchen towels are provided and changed after 7 days (unless arranged sooner for an additional fee). Toilet rolls, hand wash, dish wash tablets, washing up liquid, bin bags, tea and coffee are provided at the start of your stay.

Accessibility

Access to The Carriage Barn is across a cobbled courtyard from Lower Rake Lane. Care should be taken when crossing the courtyard as it is an uneven surface.

The Carriage Barn is located in the far left corner of the courtyard and has two parking spaces on the right hand side of the courtyard. The first one is under the left hand window of ‘No.5’ (which is a private residence) and the second space is immediately to the left, in front of the right hand of two garage doors (the garage doors nearest to The Loft). Please take care not to park in any other part of the courtyard.

To access the property there are two steps. From entering the entrance hall are the stairs leading to the first floor and to the right is a door leading to a bedroom and shower room. To the left is a step down into a corridor with the master bedroom and bathroom off it. Further along the corridor is the utility room and a step outside leads on to a pathway with a further step down on to the private patio and garden.

There are thirteen 8” (20cm) steps leading to the first floor. At the top of the stairs to the left hand side is the living/dining room with a 4” (10cm) step down. To the right of the stairs is the kitchen and off the kitchen is the third bedroom with a shower room.

Luggage assistance is available.

Lighting Main lighting for all rooms is controlled by switches just inside each doorway. In the interests of helping the environment and saving energy as well as for health and safety reasons please ensure all lights and appliances are turned off on leaving the property.

Heating All radiators throughout are thermostatically controlled.

Kitchen A fire blanket is provided.

Internet Wireless broadband is available through a secure network and is called The Courtyard Helsby. Details will be provided on how to gain access.

Guide Dogs We welcome guide dogs but please advise us at the time of booking.

Allergies The duvets and pillows provided are either hotel standard or goose down. Please inform at the time of booking which style you would prefer.

Smoking No smoking is allowed throughout the property and smoke detectors are fitted throughout.

Waste & Recycling The Courtyard supports the recycling policy of Cheshire West & Chester Council which has one of the highest recycling rates of any council. In the rear courtyard garden is a green plastic box for cans and bottles and a red box for plastic bottles. General waste can be placed in the large green bin outside the rear door.

Health & Safety To minimise the risk of fire please ensure when going out from the property that all appliances and lights are turned off at the wall. This includes making sure appliances such as the TV, DVD player etc are not left on standby. Please also ensure that no taps are left running.
